It's the kind of place where kids ride bikes, neighbors cruise around in golf carts, and families gather at the pool on summer afternoons. Around Halloween, the streets are packed with trick-or-treaters from all over the area, while Christmas brings some of the best neighborhood light displays you'll find in Western North Carolina.

What makes River Stone especially appealing is that this lifestyle comes at an approachable price point. With a median home price around $425,000, buyers can enjoy amenities and a sense of community that's often associated with neighborhoods costing significantly more.

If community, convenience, and value are high on your priority list, River Stone is one of the strongest neighborhoods in the Asheville area.

While the homes aren't custom-built estates and the lots aren't particularly large, River Stone succeeds because it delivers an outstanding lifestyle relative to its price. Buyers who prioritize community, convenience, and amenities often find tremendous value here.


Location

One of River Stone's biggest strengths is its location.

Situated in Fletcher, the neighborhood sits almost perfectly between Asheville and Hendersonville, making it an excellent option for commuters or anyone who enjoys having easy access to both cities. Interstate 26 and Asheville Regional Airport are only minutes away, while grocery stores, restaurants, healthcare, and everyday shopping are all conveniently close.

Despite being near so many conveniences, River Stone still maintains a quiet suburban feel that's ideal for families.


Home & Neighborhood Design

River Stone consists primarily of three- and four-bedroom homes built between 2007 and 2014. Most homes offer around 2,000 square feet, with many popular floor plans falling closer to the 2,300-square-foot range.

Architecturally, the neighborhood has a cohesive look. Buyers searching for highly customized homes or distinctive architecture may find River Stone a bit cookie cutter—and I think that's a fair assessment. Many homes share similar floor plans and exterior styles.

On the other hand, that consistency also creates attractive streetscapes and a neighborhood that feels clean, well-maintained, and cohesive.

Lots typically measure around 0.20 acres. While that's smaller than many older neighborhoods in the Asheville area, they're generally a bit larger than what you'll find in many brand-new developments today.

One thing buyers consistently appreciate is that these homes feel relatively modern. Because of their age, many require fewer immediate updates than homes built in the 1980s or 1990s, making River Stone especially attractive to buyers looking for something that's largely move-in ready.


Home Prices

River Stone continues to represent strong value within the Asheville area.

The median home price is typically around $425,000, with smaller homes often selling in the low $400,000s. Larger homes on more desirable or private lots commonly fall between $475,000 and $490,000.

Homes here generally sell at a pace that's very consistent with the broader Henderson County market. Demand remains healthy, but because River Stone is a larger neighborhood, there's usually a steady supply of homes available as well. That combination creates a relatively balanced market where buyers often have options while sellers still benefit from solid demand.

Another pleasant surprise is the HOA.

Current dues are only about $400 per year, which is remarkably affordable considering the amenities and neighborhood maintenance included. In my opinion, it's one of the better values you'll find anywhere in the Asheville area.


Amenities

This is where River Stone really separates itself.

The neighborhood pool is the centerpiece of the community and serves as a gathering place throughout the summer. There's also a playground, picnic area, sidewalks, streetlights, and plenty of common space that encourages neighbors to spend time outside.

Unlike many mountain neighborhoods, River Stone is relatively flat, making it easy to walk, bike, or simply enjoy an evening stroll.

Personally, I've spent quite a bit of time here. My family has close friends who live in River Stone, so we've enjoyed afternoons at the pool and attended more than a few birthday parties at the playground. It's easy to see why families love living here.

Considering all of these amenities are supported by HOA dues of only around $400 annually, it's an exceptional value.


Lifestyle

River Stone is one of the most community-oriented neighborhoods I've experienced in Western North Carolina.

This is a place where people actually know their neighbors. Golf carts are a common sight, children are constantly outside playing, and it's not unusual to see families gathered together on front porches or walking through the neighborhood in the evenings.

The holidays deserve special mention.

Halloween here is legendary. Families from all over the area come to River Stone to trick-or-treat because the neighborhood goes all out with decorations and participation. My own family has made it a tradition to spend Halloween here with friends who live in the neighborhood.

Christmas is equally impressive. Every year we make a point of driving through River Stone to admire the lights and decorations because residents truly embrace the holiday spirit.

Combine that sense of community with convenient access to grocery stores, restaurants, schools, parks, and the airport, and you have a lifestyle that's difficult to match at this price point.


Who It's Best For

River Stone is an excellent fit for:

Things to Consider

No neighborhood is perfect, and River Stone is no exception.

The first thing buyers notice is that the homes share fairly similar designs. If you're looking for unique architecture or custom-built homes on large wooded lots, River Stone probably isn't the right fit.

The lots are also on the smaller side, though they're generally a little larger than many newer developments being built today.

Landscaping is another consideration. Because the neighborhood is relatively young, mature trees are limited. Some buyers see this as a drawback, while others—especially after Hurricane Helene—actually appreciate having fewer large trees near their homes.

Finally, portions of River Stone fall beneath the Asheville Regional Airport flight path. Depending on where you are in the neighborhood, you may occasionally notice aircraft overhead when you're outside and hear some noise from the engines.

In my experience, the airport simply isn't busy enough for this to become a constant annoyance. It's nothing like living near a major hub such as O'Hare or Hartsfield-Jackson, and once you're inside most homes, the aircraft noise is minimal.


Nearby Alternatives

If River Stone isn't quite the right fit, I'd also consider these nearby neighborhoods.

Tap Root Farms offers brand-new construction just down the road, along with excellent amenities and a similar family-friendly atmosphere. Homes tend to be a bit more expensive, the lots are generally smaller, and the community feels slightly denser than River Stone.

Wildwood provides a very different experience. Homes are older, lots are significantly larger, and mature trees give the neighborhood a more established feel. It doesn't offer amenities like a pool or playground, but buyers who prioritize privacy and larger yards often prefer it.

Livingston Farms is another excellent family neighborhood located in the Hoopers Creek area. It shares many of River Stone's strengths, including sidewalks and a strong community atmosphere, though it's a bit farther from everyday shopping and conveniences.


My Take as a Local Realtor

River Stone is one of my favorite family neighborhoods in the Asheville area.

What impresses me most isn't necessarily the homes themselves—it's the lifestyle. There's simply not much else in this price range that offers this combination of community, amenities, location, and convenience.

Some buyers have wondered whether nearby new construction at Tap Root Farms would eventually put downward pressure on River Stone home values. So far, I really haven't seen that happen. Demand for River Stone has remained consistently strong, and buyers continue to appreciate the established community that already exists here.

Because River Stone is a fairly large neighborhood, there are almost always a few homes on the market. That's good news if you're buying because you'll usually have options. If you're selling, it simply means you'll almost always have direct competition, making proper pricing and presentation especially important.

At around $425,000, River Stone sits just above the Henderson County median home price while remaining comfortably below many comparable neighborhoods in Buncombe County.

If my own family were buying somewhere other than our current neighborhood in Wildwood, River Stone would almost certainly be at the top of our list.
