The Cliffs at Walnut Cove: One of Asheville's Premier Luxury Golf Communities

By Justin Grogan | Asheville Real Estate Advisor

Luxury homes, a Jack Nicklaus golf course, resort-style amenities, and one of the strongest community atmospheres in Western North Carolina.

If you're looking for one of the most luxurious lifestyle communities in Western North Carolina, it's hard to top The Cliffs at Walnut Cove. Combining a Jack Nicklaus Signature Golf Course, world-class amenities, an incredibly active social scene, and a location just minutes from Asheville, Walnut Cove offers a resort-style lifestyle that's difficult to find anywhere else in the region. It isn't the right fit for everyone, but for buyers seeking luxury, convenience, and community, it's one of the very best.

Overview

Luxury communities around Asheville come in many different forms. Some are centered around privacy and mountain views. Others are known for historic homes and prestige. The Cliffs at Walnut Cove stands apart because it's built around something different: lifestyle.

This is more than just a beautiful neighborhood with expensive homes. It's a place where residents gather for dinner after golf, meet friends for fitness classes, hike nearby trails, attend wine tastings, join clubs, and quickly build lasting friendships. That's a big reason why so many people relocating from outside the area choose Walnut Cove.

Located in Arden just south of Asheville, Walnut Cove feels tucked away among the mountains while remaining remarkably convenient to everyday necessities. Whether you're moving here full-time or looking for a luxury second home, it offers a rare combination of exclusivity, convenience, and community that few neighborhoods in Western North Carolina can match.

Location

One of Walnut Cove's biggest advantages is its location.

Although the community feels secluded within the Blue Ridge Mountains and borders Pisgah National Forest, you're only about 20 minutes from Downtown Asheville and roughly 15 minutes from Asheville Regional Airport.

For many buyers—especially second-home owners—that airport proximity is a major selling point. Around 40% of homeowners use Walnut Cove as a second home, and being able to fly in for a long weekend without a lengthy drive makes ownership much more convenient.

For everyday errands, the Biltmore Park and Long Shoals Road commercial corridor is only a short drive away. Here you'll find grocery stores, restaurants, medical offices, pharmacies, coffee shops, and most of the services you'll regularly need.

Mission Hospital, one of the region's largest healthcare providers, is also an easy drive into Asheville.

In many luxury mountain communities, convenience is something you sacrifice in exchange for scenery. Walnut Cove manages to offer both.

Homes & Neighborhood Design

Nearly every home in Walnut Cove has been built within roughly the past twenty years, giving the community a much newer feel than many of Asheville's legacy luxury neighborhoods.

You'll find a mix of custom single-family homes along with luxury townhomes. The townhomes are especially popular among second-home owners thanks to their lock-and-leave convenience, while still offering high-end finishes and, in many cases, living more like detached homes than traditional townhouses.

Some of these townhome communities are just a short walk from the clubhouse, making morning walks along the golf course part of everyday life for many residents.

One of my favorite aspects of Walnut Cove is that it doesn't feel repetitive. Instead of one uniform neighborhood, the community is made up of several distinct enclaves, each with its own personality.

Some areas are more walkable, with neighbors living closer together and easy access to the clubhouse and amenities. Others are tucked higher into the mountains, offering more privacy, larger homesites, and long-range mountain views.

Architecturally, Walnut Cove has maintained a consistent mountain luxury aesthetic. Design guidelines require homes to incorporate natural materials such as stone and wood, creating a cohesive look throughout the community.

You won't find ultra-modern glass-box architecture here. Instead, you'll find beautifully crafted mountain homes that blend luxury with the surrounding landscape.

Home Prices

Walnut Cove sits firmly within Asheville's luxury market.

Luxury townhomes generally fall between approximately $1.5 million and $1.8 million, making them an attractive option for buyers seeking a lower-maintenance lifestyle without sacrificing amenities.

Single-family homes typically begin around $1.9 million, with median pricing landing closer to $2.5 million.

The community's premier properties—particularly those with exceptional mountain views or golf course frontage—can easily exceed $4 million.

While these prices place Walnut Cove among the region's most expensive communities, demand has historically remained strong thanks to the combination of newer construction, exceptional amenities, limited inventory, and one of the area's most desirable locations.

Amenities

Amenities are where Walnut Cove truly separates itself.

The centerpiece is the Jack Nicklaus Signature Golf Course, widely regarded as one of the finest private golf courses in North Carolina. Beginning in 2026, the course will also serve as the host venue for a PGA TOUR Champions event, further elevating its national reputation.

Beyond golf, residents enjoy access to:

  • Elegant clubhouse dining
  • Resort-style swimming pool
  • Tennis courts
  • State-of-the-art fitness center
  • Personal trainers
  • Massage therapists
  • Walking trails
  • A packed social calendar featuring dinners, clubs, wine events, fitness classes, and community gatherings

One thing that stands out about Walnut Cove is how social the community is.

Very few residents are originally from Asheville. Many have relocated from other parts of the country, creating an environment where people are genuinely interested in meeting neighbors and building friendships.

I've consistently found residents to be incredibly welcoming to newcomers. That's not always the case in some of Asheville's older luxury communities, where social circles have often been established for decades.

It's also worth noting that the amenities remain highly exclusive. Unlike many country clubs, you can't simply purchase a membership. Access is reserved for property owners within The Cliffs at Walnut Cove, helping preserve the club's private atmosphere.

Lifestyle

Although around 60% of homeowners now live in Walnut Cove full-time—a noticeable increase from just five or six years ago—the community still maintains a healthy mix of primary and second-home residents.

Retirees make up a significant portion of the neighborhood, and many chose Walnut Cove specifically because of the active lifestyle.

The people who seem happiest here are those who truly embrace everything the community offers. They golf several times a week, participate in clubs, attend social events, use the fitness center, and build friendships with neighbors.

Some residents jokingly describe it as "adult camp," and honestly, that's not far off.

At the same time, Walnut Cove can also provide remarkable privacy. Depending on which enclave you choose, you can enjoy a quiet mountain retreat surrounded by forest while still having world-class amenities just minutes away.

The community is bordered by Pisgah National Forest, and despite covering thousands of acres, much of what you see from within Walnut Cove is protected natural landscape. That creates an incredible sense of immersion in the mountains without feeling isolated from Asheville.

Who It's Best For

In my opinion, Walnut Cove is an outstanding fit for four types of buyers.

Retirees looking for an active, social community where it's easy to meet people and stay engaged.

Golf enthusiasts who want one of the Southeast's premier private golf experiences combined with luxury amenities.

Buyers relocating from Florida or the Northeast who are searching for a moderate climate, beautiful mountain scenery, and a luxury lifestyle close to Asheville.

Second-home buyers who value lock-and-leave convenience and easy airport access. Being able to reach Asheville Regional Airport in about 15 minutes makes weekend trips and seasonal living much more practical.

It may not be the best fit if your highest priorities are dramatic mountain views on a modest budget or complete seclusion with no HOA structure.

What Buyers Love

  • One of Asheville's premier luxury communities
  • Jack Nicklaus Signature Golf Course
  • Exceptional social atmosphere
  • Beautiful newer homes
  • Luxury townhome options
  • Resort-quality amenities
  • Convenient access to Asheville and the airport
  • Strong sense of community
  • Stunning mountain setting

Things to Consider

Walnut Cove isn't inexpensive.

Beyond the purchase price, buyers should expect significant HOA dues as well as a substantial club initiation fee and ongoing membership costs if they want to enjoy the full range of amenities. These fees can change over time, so I always recommend confirming the latest membership structure during the buying process.

It's also worth remembering that around 40% of homeowners use Walnut Cove as a second home. During the late fall and winter months—particularly from November through March—the community can feel a bit quieter than it does during spring, summer, and early fall.

Nearby Alternatives

The Ramble Biltmore Forest

If you like newer luxury homes, a gated entrance, and upscale amenities but don't need golf, The Ramble is an excellent alternative. It offers a beautiful fitness center, pool, tennis courts, walking trails, and one of Asheville's strongest senses of community.

Biltmore Forest

If you're drawn to timeless luxury and historic prestige, Biltmore Forest is worth considering. Homes are generally older—many beautifully renovated and others ready for updating—and the neighborhood is not gated. The country club remains one of the area's premier private clubs, though membership requires referrals from existing members and often takes time to secure.

Champion Hills

Located just outside Hendersonville, Champion Hills offers another outstanding golf lifestyle centered around a Tom Fazio-designed course. While it's a bit farther from Asheville, it generally offers a somewhat lower price point while still delivering exceptional amenities and a vibrant social atmosphere.

My Take as a Local Realtor

The Cliffs at Walnut Cove is truly one of a kind in the Asheville area.

Our mountain topography simply doesn't lend itself to many golf communities, and none combine luxury homes, world-class amenities, and proximity to Asheville quite like Walnut Cove.

For buyers relocating from outside Western North Carolina, one of the biggest challenges can be building a new social circle. Walnut Cove solves that better than almost anywhere else I've seen. People genuinely participate in the community here, and newcomers tend to feel welcomed very quickly.

One misconception I hear fairly often is that every home in Walnut Cove has sweeping mountain views. That's actually not the case. While there are certainly spectacular view properties, many of the best view homes command prices well above $4 million.

To me, Walnut Cove isn't primarily about the views.

It's about the lifestyle.

If your dream is waking up, walking to the clubhouse, playing golf, grabbing lunch with friends, working out, attending a wine dinner that evening, and still being just minutes from Asheville and the airport, Walnut Cove is incredibly difficult to beat.

If, on the other hand, your priority is maximizing mountain views or finding a secluded retreat for the best possible value, there are other communities I'd probably encourage you to explore first.
